Marine Parade HDB estate is one of the mature estates in Singapore. It has around 7,900 units.


Built between 1974 to 1976, the flats in Marine Parade are still highly sought after. This is especially true for units that have a sea view.


I have just gotten an exclusive to sell a 4-room flat in Blk 60 Marine Drive.


In this article, I will review the following:







 

General Information on 4-room flats in Marine Parade

The 4-room units in Marine Parade are the 4 'Improved' model, or 4'I' model in short.


A typical 4'I' model comes with a spacious, squarish living room. Diagonally across the main door is where the 3 bedrooms are located.


For a 4'I' model unit, there is no storeroom or attached bathroom in the master bedroom.


The kitchen is long and very spacious. There is a separate bathroom and WC,


A typical 4'I' model unit is 82 sqm.


However, Marine Parade HDB estate has undergone Main Upgrading Program (MUP).


Some units have been upgraded with extra space in the kitchen, whereas some have an extra utility room.


The typical floor area of such units is 87 to 88sqm.



About This Marine Parade HDB Unit


Location


Marine Parade estate is divided into 3 areas - Marine Terrace, Marine Crescent and Marine Drive.

Marine Parade is a small HDB estate located in the East Coast area.


The estate is divided into 3 areas - Marine Terrace (circled in green), Marine Crescent (circled in red) and Marine Drive (circled in black).


Blk 60 is a slab block located in Marine Drive. This block consists of only 4-bedroom units. All the units are door-to-door units (ie. 2 units facing each other), with a lift serving 2 units on each level. There are a total of 5 lifts.


Marine Drive is the most convenient location within Marine Parade. You can walk to Parkway Parade, NTUC finest, wet market, hawker centre and the East Coast beach!


Come 2024, the Marine Parade MRT station will be opened and it is just 3 minutes walk from this unit in Blk 60!



Level


Blk 60 is a 14-storeys block and this unit is located on a high-floor.


As mentioned above, Marine Parade has undergone the Major Upgrading Program (MUP) and the lift has been upgraded to stop on every level. There are a total of 5 lifts, with each lift serving 2 units on each level.


On level 5, 9 and 13 (the default lift level before it was upgraded to stop on every level), the units have access to all 5 lifts. For residents who stay on such level, they have the option of using another lift without the need to take the staircase if their lift is under maintenance.

This unit is in its original condition. It is most suitable for buyers who prefer to do their own renovation.


If you prefer easy access to the bathroom from the bedroom, you can hack the wall between bedroom 1 and the bathroom to create another opening. Some buyers choose to hack the wall partially between the bathroom and the WC so it becomes a more spacious bathroom.


If you do not require so many bedrooms, you can even hack the wall between bedroom 1 and 3 to make it into a huge master bedroom.




Now let's talk about the kitchen.


Are you someone who hardly cook and find the kitchen too spacious? I have seen owners making the kitchen smaller and turn the extra space into a dining area!


Blk 60 Marine Drive has been upgraded with extra space in the kitchen. This approximately 5 sqm space can be turned into the yard area as laundry room.


That's the beauty when you buy an original condition house and turn it into your dream home!




Surrounding Area Review - Transport Accessibility, Amenities, Schools


(1) Transport Accessibility


Marine Terrace MRT station is only a 5-minute walk away from Blk 8 Marine Terrace.
Marine Parade MRT station is only a 3-minutes walk away from Blk 60 Marine Drive.

Marine Parade is so conveniently located!


The Marine Parade station on Thomson-East Coast Line (TEL) will be ready in 2024, and this MRT station is only 3 minutes walk from this unit.


Meanwhile, there are many bus services that brings you to the different parts of Singapore. There are direct buses to the Central Business District (CBD), Marina and other neighbourhoods like Tampines or Bedok.


And for drivers, East Coast Park (ECP) is the most convenient expressway for you. You can reach the city area within a 10-minute drive. For frequent flyers, Changi Airport is just a 10-minutes drive away.

i12 has undergone major revamped recently and there are a number of popular F&B establishments there.


Kallang Wave is also nearby. Get your favorite sports wear in this shopping mall!



East Coast Park

East Coast Park is just 5-minutes walk away from Blk 8 Marine Terrace.

For many of our Marine Parade residents, East Coast Park is one of their favourite spots to hang out over the weekend!


Blk 60 Marine Drive is located just 5-minutes walk away from East Coast Park.


If you like to cycle, simply hop onto your bicycle and ride all the way along the East Coast Park to the rustic Changi Village! Or head onto the opposite direction and ride to Gardens By The Bay!


Not a fan of cycling? Put on your jogging shoes and run along the beautiful beach!


A dog lover? Bring your furkid and take a walk along this popular beach in Singapore!



Neighbourhood amenities

One of the benefits of living in a mature HDB estate like Marine Parade is the amenities you can find in the neighbourhood.


Head to the Marine Parade central which is just 5 minutes walk away and you will find the wet market, hawker centre, coffeeshops, provision shops, clinics and of cos Parkway Parade!


It is so convenient!



Schools


Tao Nan Primary
Tao Nan Primary is one of the most sought after primary school in Singapore.

There are not 1, not 2 but 3 very popular primary schools in Marine Parade.


They are Tao Nan Primary, Ngee Ann Primary and CHIJ Primary.


These 3 primary schools are highly sought after, and were always over subscribed during the Primary 1 registration exercise.


Besides primary education, popular secondary schools within the vicinity includes Katong Convent, Victoria School and St Patrick's Secondary school.


Victoria JC is also nearby.



What I Like Most About This Marine Parade HDB Unit


(1) Unblocked View


One of the best features of this unit is the opened, unblocked view the unit enjoys!


Blk 60 Marine Drive is located infront of an open carpark. You do not get another building right in front of you.


Joo Chiat landed estate is right across the road so this unit enjoys a great unobstructed view!

(2) 3-minutes walk to Marine Parade MRT


The Marine Parade MRT station located on the Thomson-East Coast Line (TEL) is targeted to be ready in 2nd quarter of 2024.


It only take 3 minutes to walk from this unit to the MRT station!


The Marine Parade station is 7 stops away from Marina Bay, which is also the interchange so you can transit to the Circle Line and North South Line.

It is really convenient!

(3) Buyers can renovate the unit to your own taste

Price for 4-room flats in Marine Drive range from $500k to $680k. It is a wide range and sometimes challenging to estimate the price a unit can fetch.


Many factors influence the price of units here. Some of them include the view, the renovation, the level and floor area of the unit.
