Meyer House - An ultra-luxury home in the East.
Located in the prestigious Meyer Road area in District 15, the freehold Meyer House is developed by a joint venture between Singapore-listed property firm UOL Group and privately-held property development and investment firm Kheng Leong Co.
They approached a trio of famous names in design to create this condominium in the East which can rival those in the traditional prime districts. This sets a new benchmark at Meyer Road.
Based on the site's gross plot ratio of 1.4, the developers could have redeveloped the site into a new private condo of 203 units, with each apartment averaging about 700sqf in size.
However, there was a lack of high-end spacious units in the East Coast area. As such, the developers opted to develop just 56 luxurious units at Meyer House.
"Nassim of the East" is thus born.

Transport Accessibility

Thomson-East Coast Line (TEL) is finally in service. 6 stations serve the residents of District 15 - Tanjong Rhu, Katong Park, Tanjong Katong, Marine Parade, Marine Terrace, and Siglap stations.
Residents can take a 5-minute walk to Tanjong Katong Station, located 450m away. They can also take a 10-minute walk to Katong Park station located 900m away.
It takes 6 MRT stops to reach Marina Bay station, and 9 stops to Changi Airport. How convenient it is!
In terms of driving, Meyer House is just a 2-minute drive to ECP and 4-min drive to MCE. It takes only 10 min to reach the Central Business District (CBD) and 15 min to reach Changi Airport.
Transport is easily accessible for residents of Meyer House.

Step out of the side gate and you will be in the Meyer Road Playground. Though this is a public playground, developers UOL and Kheng Leong sought approval to redevelop and enhance the public park at their own cost. They want residents to feel the playground as an extension to the development's internal landscape garden.
Take a stroll along Meyer Road and you will reach Katong Park - one of the oldest parks in Singapore. Katong Park was once a fort to protect the south-eastern coast of Singapore between 1879 to 1910. It has now become a popular place with playgrounds, fitness corners and even dog run corners!
Cycle through the lush greenery of Meyer Road and you will reach the famous East Coast Park in a few minutes via the underpass.
The popular shopping mall in the East, Parkway Parade, is just one MRT stop or a 5-minute drive away. Kallang Wave Mall is also within a 5-minute drive.y.
Nearby local primary schools include Kong Hwa Primary School and Tanjong Katong Primary School. For higher tertiary, there are Dunman High Secondary School, Chung Cheng High Schools, Tanjong Katong Primary School and Tanjong Katong Secondary School.

Finishings & Layout
The 56 units at Meyer House are arranged in the shape of the alphabet C. It is a joint block around a landscaped central courtyard and swimming pool. It has a sprawling garden and the facing of units on opposite ends are at least 45m apart.
Balcony
The balconies for all units are designed as an extension to the living room. It is uniquely built as it uses an outer layer of venetian blinds to keep out sun or rain, and an inner layer that retains 95% of the air-conditioning.

Furnishings
The units are fully-fitted with timber flooring in the living room and full marble bathrooms with Axor bathroom fittings.

In the kitchen, Miele kitchen appliances including double-door integrated refrigerator, washer and dryer are provided.

Pricing
Meyer House is technically a stand-alone, as you cannot compare this condo with other condos.
However, if I were to pick the nearest comparison, it would be Meyer Mansion.
Meyer Mansion is also a luxurious condominium and is the newest condo along Meyer Road. Do note that Meyer Mansion has 200 units, compared to the exclusive Meyer House, which consists of only 56 units.

However, the exclusivity of Meyer House is evident with only one transaction in the past 12 months, compared to the 4 in Meyer Mansion.

From the price trend above, we can see that the last unit preceding the latest transaction was in 2022, sold at $2,678psf.
The latest unit transacted took place in January 2024 and was sold at a much higher price of $3,124psf!
En-bloc potential in the Meyer Road area
Meyer Road is undergoing a revamp. Older condos are being enbloc and replaced with new condos.
The Belvedere (Former Viewpoint Condo), The Seafront on Meyer (Former Meyer Tower & First Mansion), Aalto (Former Eastern Mansion), One Meyer (Former The Albracca) and Meyer Mansion (Former Casa Meyfort) were all built on sites which were enbloc.
The latest kid on the block is Meyer Blue (former Meyer Park), which is likely to launch in Q3 of 2024.
About Meyer Blue
Meyer Blue, previously. known as Meyer Park, has been sold successfully to United Venture Development, which is a joint venture between UOL Group and Singapore Land Group.
Meyer Blue has a land size of 8,981sqm. This is slightly bigger than another condo nearby, The Belvedere, which has a smaller land size of 7,551sqm and 167 units.

Conclusion
Meyer Road has traditionally been the most prestigious road in the East. Properties along Meyer Road command a higher price due to their freehold tenure, prime location, and proximity to amenities in the East Coast area.
Meyer House is a highly differentiated product and appeals to a niche group of buyers. It is akin to an art piece and is a trophy property that can be passed down from generation to generation.
